What to know before we dig

With Nauset Beach on the ocean side and Rock Harbor on the bay, Orleans has a lot of homes near water and a lot of second homes. Coastal lots bring flood-zone and conservation rules into the design, and we work them into the plan before the quote, not after.

For owners who come down only for the summer, we open the pool before you arrive and close it after you leave.

Anywhere on the Cape, a few rules travel with every pool: Massachusetts requires a barrier around it, most homes are on septic, so the leach field decides where the pool can sit, and lots near water or wetlands go through the town's Conservation Commission. We check all three on the first visit, before the quote.
